The ingress of water to the sub floor of the property (14 Bibury Crescent) has caused the floor structure to rot. From a limited examination it appears likely that all of the ground floor joists and floorboards will need to be replaced together with floorcoverings. It would be preferable to install a solid floor. The sub floor void is some 1200mm deep. I need to know who is responsible for the costs and also whether a solid floor would have any effect on the water from the road gully which may pass under the property to the brook beyond the rear garden of the property.
