Pavement sits above the house floor. Water is leaking off the pavement and into the house.

Sent to Northamptonshire Highways less than a minute later. ref: 4543238.

I have sent an email with a Surveyors report detailing the problem. Work needs to be carried out to the pavement and we need to know who is able to carry out the work and who will pay for it.

  • Investigation: Completed (Defect Found), Defect Repair: Not Started - We can confirm we will repair the cracked pavement within 26 weeks, but we hope to do it sooner.

    In terms of the water leaking, unfortunately Highways has been to location and as the pathway is on a hill, we have carried out the appropriate measures to ensure the water does not flood. It will naturally fall away from the path. It is the responsibility of the homeowner to ensure the house is adequately damp proofed for the conditions. The pathway has not changed, nor have we carried out work to change the level of this pathway. It has remained the same.

  • Thank you for investigating and your response, which in my professional opinion is incorrect.

    I have submitted my detailed surveyors report (to highways.ncc@westnorthants.gov.uk), which I would like you to read alongside this complaint form. The report details why the cause of damp is caused by the high pavement.

    Whilst the pavement may not have been recently raised, it has been built up over the years and has breached the house DPC, causing damage to the property. Over the years, tarmac has been negligently abutted up to the house wall, rather than kept separate from the house.

    We are not concerned with repairs to the cracked pavement. I have recommended that an Aco drainage channel be fitted, which will keep soil, water and the footpath off the house, allowing the walls to breathe, which will ultimately solve the damp issue. Without this simple work to the external face, remediation will not be possible. Similar work has been carried out along the same street.

    I therefore ask for permission that our contractors carry out the proposed work or you provide details so that we can book your contractors to carry out the work.

  • Thanks for the update. We would really appreciate more detail as the issue is causing further damp problems within the house.

    Recent paint work is now pealing off so the longer the delay the more serious the problems become.

    Can you please:

    1) confirm what defect you agree with or have found 2) confirm the proposed repair 3) Confirm an approximate date or schedule
